We screen people.

Screening begins with the first contact. We ask a lot
of questions about who you are, why you need a short-term place and what
your plan is. Our first obligation to the other guests with whom you will
be sharing a kitchen and bath. So if you don't want to tell us about your
reasons for needing a short-term place, please don't call.
We use email

Please use email rather than phoning. Please use
the Query Form to let us know about you and
your need for Cozyrooms. If you don't send a completed query, then you
will get an email asking you to complete the query. All person must complete
the same query - even if you think that you've given the info requested
- we still need the query completed - no exceptions. When the completed
query is received, we will then reply and generally include the phone to
call for an appointment. When phoning, make sure to provide a summary
of your query - don't expect us to remember you and your situation
from your name alone. We set appointments in the morning to show and rent
rooms for that same day. Call between 9-11 am on
week days and 10 - noon on weekends.
Please do not call at other times -
and if you do, expect to get an abrupt reply telling you to call between
9-11. Sorry, but that's the deal - otherwise calls come at all times
of the day and night and are very intrusive. This is not a hotel
with a clerk standing at the counter. We are busy professionals and not
hotel clerks. Sorry, but we must be very explicit in this matter
because lottsa folks are very imposing and demanding and ignore the clear
instructions to call between 9-11 am on the day that they wish to rent.
If you do this, then we'll assume that you will similarly ignore just about
everything in the Rental Agreement and impose on others here.

If you get the voice mail, leave a summary of your query
and your phone number. Say your phone number slowly - repeating it
twice is best.
We show rooms only
on the day you actually wish to rent - no advanced viewing

Rooms are "as available" - meaing we either have something
when you need it or we don't. Usually we do, however. We don't show
rooms in advance, we don't hold rooms and we don't show rooms to 3rd parties.
We show rooms by appointment
only.

There is no "drop-in" viewing. You must make an
appointment for a specific time. Being on time for the appointment
is essential. If you are worried about finding the place, take a
taxi - which usually runs about $5 from local areas.
Plan on your first night
in a motel

If you are coming in on an international flight, you should
plan on staying the first night in a motel - then call in the morning to
set the time to come and look at cozyrooms. It is a good idea, however,
to send an email a few days before arrival, to alert us. Do not expect
to vome here directly from the airport. Remember, this is not a hotel.
We do not take reservations.

We do not hold rooms. We understand that you probably
want everything nailed down before leaving home - but it isn't workable
on this end. We almost always have rooms available because we must be very
selective. If a person is "iffy" we let the room stay empty. Again, our
primary obligation is to the folks already staying here. Taking people
blindly form the internet - just to grab the money is risky and you wouldn't
want us to do so if you stay here.
We do not try to sell you.

We do not try to "sell" people. If we have a room when
you need it and you like it and you are acceptable to us. Great! We don't
call you when a room comes open. We don't keep your name and phone on file.
If you are interested you need to get back to us.
We won't remember you later.

We get a lot of queries. If you've called in the past,
don't expect us to remember you. We'll ask you the same questions as during
the first call. Sorry, nothing personal.

The site is here for everyone's benefit. You can
learn about our offering, quickly, from a distance without the expense
of a phone call and at your convenience. For us, this site reduces intrusions
and having to give lengthy, repetitive descriptions. But most importantly,
the information let's you know what to expect and what is expected from
you if you stay with us.

If you've been referred by an agency or if someone such
as a departmental secretary or colleague has gathered information for you,
please read all the information on this site before calling for
an appointment. We do not deal with third parties. When secretaries
line up a place, then the person often doesn't read the information on
the site and that causes all kinds of problems for other people here -
it can be very imposing. Also, many people who insist upon having a 3rd
party line up their housing seem to think that they are special and they
they should be exceptions to everything. No one here is an exception.
Sorry, but again, our first obligation is to the people already staying
here. Prima donnas and prima dons are not welcome and should go to
a hotel where they can get hotel service and pay hotel rates.
We reserve the right to decline
to do business with anyone who is imposing and demanding.

It's hard to find a place and anxious people get myopic
and insistent. Some people are generally demanding, imposing and inconsiderate.
Such a relationship-posture doesn't work well in this environment which
requires cooperation and consideration of others in sharing the kitchen
and bath. "Going along with the program" is a major consideration
in our screening process. If you give us the impression that you are demanding
and imposing or in anyway a "problem person", we'll tell you to go on to
your next option. Rooms can stay empty rather than stuffing them with anyone
who demands a room.
Rental for less than 2 weeks
is generally an "exception".

People seeking housing for less
than 2 weeks should seek accommodations in a hotel, motel or hostel.
Yes, nightly and 1 weekly rates are listed on the rate chart. This
is for calculating fragments periods, for default situations, for people
who stay over 1 week, for friends of current Residents, for people who
negotiate to pay week-by-week (very rare), and for other purposes.
